DLA - On Behalf of the Assembly Hall Committee

Fellow Leaseholders and Friends,

As discussed in the October Monthly Board Meeting the Assembly Hall Committee has been working on two documents that they would now like your feedback on.

The first document is the Assembly Hall Process Steps (Link). This document lays out the steps that will lead to a final decision on how to proceed with the Hall and is designed to involve the community in the decision-making process. Currently, there are three special meetings and leaseholder votes built into the process. Please note that the Scope / Requirements are general and not final. Also, since we are so early in the process this document is not meant to be a “timeline” and some of the steps will be worked on concurrently.

The second document is the Request for Qualifications (RFQ) (Link) for the selection of the architect. Both documents will be sent to solicit responses from our list of architects and help lead us to the selection of the architect that best fits our needs. The Project Parameters describes our request to review both a pre-fab / pre-engineered as well as a typical frame built building and the Components of RFP describes our expectations as to what the RFP response will include.

DLA Update - Pole Barn and Leaves Pickup
October 23, 2023

Friends and Neighbors,

The rehab of the pole barn has begun. I am attaching some before and after pictures. Insulation should be done in the next two weeks and then we will replace the drywall interior. It’s a BIG Improvement

What a special weekend in the Park! Our 125th Arbor Day. Attached are some of the pictures and below are some of the highlights:

Arbor Day Golf:

The weekend started on Friday with the Arbor Day Golf Outing. 20 players participated in a 18 hole scramble event at Delbrook Golf Course.

Friday Pig Roast

I’m sad to say the end of summer is rapidly approaching. Arbor Day is this weekend and there is a full slate of activities.

Arbor Day – All Day – Kids Games, Bags, Bingo, Music by Kurt and Jeff, DJ and Dancing

Please remember that the street in front of the Hall will be blocked. So, please use the upper and lower entrances to get to your home.

There will be a LOT of children in the Park all weekend. We want to encourage you and your children to walk if possible and limit the use of your golf cart in the Park.

Whether driving your car or golf cart in the Park this weekend please reduce your speed and drive carefully.

We look forward to seeing everyone at our 125th Arbor Day

It going to be a very warm and very busy holiday weekend in the Park. As always on a busy holiday weekends we urge you to be extremely carful when driving your car or golf cart in the Park as there will be a lot of children around.

DLA - Auxiliary - Upcoming Events

Greetings AP Friends:

The Assembly Park Auxiliary would like to thank all those that have contributed in so many ways to make this 125th Summer, a Wonderful time to be in our beloved Assembly Park. From Spaghetti dinners, to Yoga and music in the park, to cardboard Boat races to Cheeseburgers at the Beach and Elvis in the rain!

Big thanks to Evelyn Baskin, the organizer of the hugely successful Cardboard boat races! Some are already making plans for their boats next year. (maybe just me?)

Thank you to Tim McDermott for cooking up the Burgers by the beach, and Arlene Frank and Kathy O'Brien for organizing the event, as well as Inviting Elvis! Over $2000 was made at the events. Elvis said he had as much fun as we did and can't wait to come back! 120 Burgers were sold out quickly, and the plans for next year include MORE!

$250 profit was made from the pull-tab and Jerry Bransfield was the winner of the song contest and he donated the Amazon gift card back to the prize closet to be used for a future raffle or bingo prize.

TOMORROW-Saturday August 12-AP Meet-up at Ole' Cisco-Downtown Delavan 2:00-Come out for a beverage or two, and maybe visit a couple of other Downtown watering holes!

Meeting notes from Auxiliary Kick off Meeting 5/6/23

The meeting was called to order at 10:03 by Joan

Pledge of allegiance

Jessica and Joan asked for volunteers or nominations for the four positions on the auxiliary board. Jeannie LaMarre nominated Jessica Gray, Jessica agreed to take over as president.

Allison Croucher was nominated as vice president, Jeannie LaMarre, as secretary, and Kathleen Fiedler as treasurer. All on the call were in favor. No one else was nominated for volunteered.

Jessica made a motion to approve last year‘s minutes, Joan seconded, and the minutes were approved

New business:
The park events for this year were listed and a budget was requested for each event.
Karen Kelly gave notes from the apparel sold last year, there are a few items remaining, we will sell them this year at cost
Jessica requested a $6000 budget for this year’s apparel, Jeannie LaMarre was taking orders for the apparel instead of purchasing apparel ahead of time. There are currently over 200 shirts ordered.

Karen Kelly suggested that new lease holders get a ball cap instead of the blankets that have been given in the past.
There are three new lease holders at this time.

Jessica requested a budget of $750 for two ADA approved swings for the park. Location/best fit, will be decided by Rob.

A discussion was held about frisbee golf holes as a fundraiser, a $6000 budget was requested, the conversation was tabled until it is decided where the fundraising for this year’s events will be dedicated.

Sheila said she would spearhead fundraising for resurfacing or rebuilding the basketball court, she has information about costs and will get that information to the board.

A $500 budget was requested for Elvis on the July 22 boat regatta day, Arlene Frank said that would be a fundraiser, five dollar request for song, and hopefully cover the cost so we won’t need the $500.

$150 budget was requested for a Father’s Day smoker event, Allison Croucher will spearhead that event.

$150 request was made for the wine tasting event at the annual meeting in June. Jane McGrath will provide the wine.

$1500 request was made for the boat regatta/Cheeseburger In Paradise event on July 22. This was a moneymaker last year, and is anticipated to raise over $2000 this year.

A $1500 gift for Rob was agreed on.

This year it is the board's turn to pay for the sand at the beach, the auxiliary will pay for it in 2024.

Looking for someone to head up the children’s dances on Friday nights, a $350 budget was suggested, Evelyn Basken is one of the kids we will reach out to see if she would want to take over running the dances.

$1500 budget was requested for the spaghetti dinner, with an $800 start up. We need at least 25 volunteers to run this event. Arlene Frank and Kathy O'brien are sharing that event. Memorial Day Sunday. Tim Mcdermott is going to supply and cook the pasta.

A $1000 budget was requested for the pancake breakfast at Labor Day, we will need a chair person to spearhead that event. Greg suggested that we look into getting a cook to come and do the pancakes so we don’t need so much manpower from our Park families.

An $8000 budget was requested for Arbor Day.

Greg is going to talk to the golf course in reserve the Friday of Arbor Day weekend for a golf outing. There will be a pig roast that evening, we need to check with Tim to see what kind of budget he needs for that.

$125 budget was requested for PosterBoard and other items for the 125th celebration.

Greg passed along a suggestion to have donuts and coffee on Saturday mornings.
A kids craft time at the hall on a couple Saturday mornings was also suggested. Mae is going to look into a teacher that might want to come and lead that event.

Meeting with adjourned at 10:53. The members thanked Joan for her pest service on the auxiliary.

We had a GREAT weekend in the Park!

The Cardboard Regatta was an overwhelming success and drew a RECORD crowd as you can see from the pictures. And, once again, Cheeseburger in Paradise sold out!

Elvis in the Park was a blast. Even a rain shower could not dampen the spirit of the event. We simple picked up and moved inside the Hall.

Thank You to all the volunteers that made both events an overwhelming success!

DLA - Monday Golf Cart Incident - July Monthly Board Meeting - Tonight 7:30pm
July 5, 2023

Dear Friends and Neighbors,

I hope you and your family had a great holiday weekend and were able to enjoy the beautiful weather and great activities in Assembly Park.

We wanted to make you aware of an incident that occurred on Monday night in the Park and required our local Police and Fire Departments. The incident involved minors from neighboring communities who entered uninvited into Assembly Park and stole a golf cart from a resident’s property. While driving through the Park, the cart crashed, resulting in injuries to several of the individuals, requiring them to be transported to the local hospital to address their injuries. While it is our understanding that, thankfully, none of the injuries are life-threatening, some were significant.

I would like to extend my thanks to the many members of our community and Board members who responded to this situation, alerting emergency services and being present on the scene to assist. I would also like to extend my thanks to the excellent support and service provided by our local Police and Fire Departments. We will be following up with these departments, exploring potential orders of no-trespass for these individuals, guidance to minimize future such events, and to offer our thanks for their support. We will provide further updates, as they are available.

Again, my thanks for your support in keeping our community members safe!

DLA - Assembly Park Safety Reminders

Dear Friends and Neighbors,

I hope everyone is enjoying a wonderful 4th of July Weekend! July 1 was an incredible day, and it was so exciting to see so many of our younger members participating in the Bike Parade, and the Golf Carts were incredible! Thank you to the O’Brien family and all the volunteers that organized this great celebration!

The fun continued with Jeff and Kurt filling the park with music, and then a great fireworks display across the lake to conclude the night! A simply wonderful day!

With so many family members and guests visiting with us in Assembly Park, keeping all safe is first and foremost as we enjoy the celebrations. While the neighboring communities provided more than enough fireworks for all, we did not observe or have reports of fireworks in Assembly Park. Thank you and thanks in advance for your support for keeping our neighborhood safe – especially in these incredibly dry conditions.

One area we do need to improve is golf cart safety. We had several complaints of carts driving through the big Park by the playground equipment, and concerns regarding the speed some of the carts are being driven. At no time should a golf cart ever be driven in the Big Park near the playground equipment, regardless of the event. For special events, such as the religious service on July 4th, if approved by the Board, carts can park by the gazebo, yet can only enter/exit the area from the golf cart path by the beach. Again, golf carts should never be in any of the parks by the playground equipment regardless of the event being hosted in the Park.

The 10 mph rule applies for all motor vehicles on our roads. There are so many little children here this weekend – let’s make sure they are always safe, as well as all community members. Slow down and enjoy the beauty of our community, and drive with caution!

Please use extra caution when driving your vehicle or golf cart in the Park. Please encourage your teenage children to walk instead of using your golf cart during the holiday weekend. Thank You

Mass in the Park July 4th. Father Ed She will be holding mass in the Gazabo on Tuesday July 4th at 10:00 am. To provide safe access for all to the event, Golf carts are permissible, however, they must enter the area from the street only by using the beach path and parking adjacent to the gazebo. At no point should carts be traveling through the park, especially by the playground equipment. Thank you.

Fireworks in the Park. Please remember we have a zero tolerance for Fireworks of any kind in Assembly Park: This is especially important this year as it has been an extremely dry spring and start to summer. As we approach the July 4th holiday, we want to remind everyone fireworks are strictly prohibited in the Park.

DLA 2023 Annual Election Results

Saturday afternoon the election committee (Dennis Coghlan, Julie Misner, Bob Pavich) met and finalized the DLA 2023 election results. Our accountant Kimberly Kemp produced the electronic ballot results document and sent it to the committee. The committee manually counted the 21 paper ballots and confirmed the final results which are attached here along with the electronic ballot results.

Summary Results:

The budget was approved by a vote of 123 to 23.

The three proposed by-law changes: Making the building height rule a by-law, Requiring that all board meetings be made available electronically and the change to the voting by-law to require the ability to vote electronically and to limit proxy voting to only achieve a quorum all failed to achieve the minimum 106 votes to pass.

All three incumbent director candidates were re-elected: Katie Bonk, Jorge Cordova and Greg Selep

DLA 4th of July Weekend - Important Messages

It has been a wonderful start to summer, and the upcoming July 4 weekend promises to be a weekend not to be missed in Assembly Park!

We all know that Assembly Park is a wonderful community, with our great parks, waterfront, the beach, trees, and fun events. There is much that makes this a great place to be. Yet the heart of Assembly Park is the strength of our relationships with our neighbors and friends, and the care and respect afforded to all with concern for safety, health, and well-being.

Please help us to honor this great tradition of community pride and protection by adhering to these rules and making sure that all your guests and friends do so while in the Park. Please be good neighbors to all and assist with making sure others are doing the same.

Some important messages for the upcoming 4th of July holiday:

Fireworks in the Park. Please remember we have a zero tolerance for Fireworks of any kind in Assembly Park: This is especially important this year as it has been an extremely dry spring and start to summer. As we approach the July 4th holiday, we want to remind everyone fireworks are strictly prohibited in the Park. Please note that, in addition to the more obvious fireworks, this ban includes seemingly harmless sparklers, snakes and smoke bombs. The fine for violating the no fireworks rule is 2x the annual assessment ($2280) and there will be no warnings issued. You will be fined. If you have guests or renters using your property, please make sure they are aware of all the rules and regulations. Any penalty will be assessed to the leaseholder. Please help us keep the Park safe.

Golf Carts
We expect the Park to be very crowded the next two weekends. Please encourage your teenagers to walk the Park instead of taking the golf cart. If you are using a golf cart or letting a visitor use your golf cart, please make sure everyone is aware of:

Hours of operation: Carts may only be operated between the hours of 5:00 am and midnight.

Unless using your golf cart to go to your pier all carts must be driven on the roads or paved pathways. Carts may use the Beach Roadway but please be careful of the pedestrians.

Please do not leave or park your cart in any of the playground areas.

No Construction period:
We are entering the No Construction Period in the Park. From July 1st through Labor Day no construction or remodeling of any structure or dwelling is allowed except for approved emergency repairs or minor repairs to piers. No hammering, drilling, sawing, or loud construction noise of any kind is allowed. (except for normal mowing of lawns, power washing, general maintenance, and approved emergency repairs).

Please be aware that we have asked the Delavan police for additional patrols over the weekends. Please help us keep the Park safe.

Rob has completed the weed spraying of the streets and Four Seasons will be sweeping on Tuesday 6/20 in the morning. Please do everything possible to not have your cars on the street the morning of 6/20. Thank You!

Our first Assembly Park Rib Off took place Saturday June 17th at the Hall. A great time was had by everyone. And the ribs were awesome!

Weekend Construction:

Our construction period is quickly coming to an end. Two of the new construction projects have notified us that they intend to work this weekend. So, there will be construction at 1407 State and 1507 Lincoln. Please be careful when driving or walking in these areas.

Election Update:


The 125th Annual Election is open.

We think it is important that every leaseholder has a voice in the direction of our community.

This year there are three potential changes to the by-laws. Please consider these changes carefully. A majority vote of all leaseholders (106) is required to pass a by-law change.

The election period will run from June 10 to June 23. Votes will be counted on June 24.

Paper ballots must be returned in the envelope provided. Ballots not returned in the appropriate envelope will NOT be counted.

Memorial Day is the first summer holiday of the 125th anniversary year of Assembly Park! And the weather is going to be outstanding.

Big Park Renovation:

As promised, the first phase of the Big Park Renovation is complete in time for the holiday weekend. And it looks GREAT!


Events Over the Holiday Weekend:

  • Friday May 26 – 7:30 pm Rustic Pub (Hogans Goat) – Jeff and Kurt Live
  • Saturday May 27 – 1 pm Duesterbecks – Meet Up.
  • Sunday May 28 – 5 pm to 7 pm – Pasta Dinner

Safety First:

We are anticipating the Park is going to be very full and there will be a lot of kids around. Please be careful when driving in the Park. Please warn your children to keep an eye out for cars and golf carts.

Parents, remember when we were teenagers, we use walk the Park in packs. 15-20 teenagers walking the streets. We know how much teenagers love to drive the golf carts around the Park, but let’s try something different this holiday weekend.

How about we encourage the kids to make this a Walking Only Weekend?

June will mark the beginning of our 125th year as an Assembly.

Our June Monthly Board Meeting will take place on Wednesday June 7th at 7:30 pm

Our Annual Meeting will take place on Saturday June 10th at 8:30 am

Following our Annual Meeting we will hold a Welcome Summer Celebration in the Big Park – Details to follow.

In addition to the vote for directors and approval of the budget there will be several important decisions on the ballot this June:

Board of Directors election. Three positions are open. To date the three incumbents are the only candidates. If you are interested in running for the board, please complete the nomination form and return it to gselep618@comcest.net prior to the June 10th Annual Meeting.

There will be three proposed by law changes on this year’s ballot.

Moving the building height restriction from a rule and regulation to a By-law.
Making all board meetings available electronically in addition to in-person attendance.
Making the ability to vote electronically or by paper ballot for all DLA elections a requirement.

The exact wording for the by-law changes is provided here as an attachment. By-Law changes require a majority vote of the leaseholders to pass.

Volunteers Needed:

2023 election committee - We need 3 leaseholders to volunteer to be on the 2023 election committee. You will need to be available on Saturday June 10th to review and release the ballot and on Saturday June 24th to count ballots and confirm the results announcement. Spring is here! We are preparing to Kick off the 2023 Summer Season with Assembly Park Auxiliary’s Fun and Activities. We will be having our Annual Zoom Meeting Tomorrow, May 6th at 10am.

In addition, the following items need discussion at our Annual meeting.

  1. The Auxiliary has been short staffed for the last three years. We've been short at least one position at any given time. We are looking for nominations for all positions this year. For me, this has been an incredible opportunity to serve the community that means so much to me and to meet so many of my good neighbors. It’s been very fulfilling. Please consider volunteering for this opportunity. Let us know if you have any questions or are interested. These openings will be posted on Facebook as well.
  2. 125th anniversary- We have a lot of planning done, but a lot to go! We're looking for ideas and volunteers to make this a great season!
  3. Volunteers!- We have more events than ever this year. We're looking for men, women, and big kids to help with these events
  4. Regular monthly meetings throughout the summer. We're looking to plan and recap events and stay on track this summer with monthly meetings. This will be noted and discussed within the agenda
  5. Regular agenda items.

Greetings Park friends,

If you were in the park this weekend, you got to experience all 4 seasons! We started with temps in the 80's on Friday and Saturday, and Snow on Sunday! Mother Nature sure likes to tease us!

Before you know it we will be enjoying baseball games, Golf Cart parades, Cardboard boat races, and Music in the park, along with lots of other fun events the Auxiliary has planned for our 125th Celebration summer, and we will be wearing some cool Assembly Park Swag to help celebrate!

Tree damage as a result of the recent ice storm
March 2, 2023

Friends and Neighbors,

As we advised in an earlier email we have had a significant amount of tree damage as a result of the recent ice storm.

As part of the cleanup effort we have discovered two large broken / hanging branches. We have taped off the two areas with red danger tape. One, is by the basketball court. The other is by pier 24. Please avoid these areas for your own safety

We have contacted Clint to start the cleanup of the debris on the street and to quote the removal of the broken trees. The cleanup we will do as soon as Clint is available, but the tree trimming will have to wait until the ground dries and we can bring in the appropriate equipment.

Special Meeting - Big Park Renovation
Monday, February 27, at 7:30 pm.

Dear Friends and Neighbors,

Well, it appears that old man winter has not left Assembly Park yet, but summer is just around the corner. Based on the most recent mailing from our Auxiliary, the 125th Anniversary Celebration of the Delavan Lake Assembly is going to be one to remember!

Thank you once again for the positive proxy vote allowing us to hold the special meeting so we can discuss improving the Big Park for the summer celebrations and for years to come.

We will be holding a Special Meeting of the Leaseholders on Monday, February 27, at 7:30 pm. This meeting will be held via ZOOM, and the meeting link can be found in an email sent on February 23, 2023 at about 8:30 CST.

As a reminder, a Special Meeting is limited to a single item of discussion, and this will be the Big Park Renovation. Our Parks Committee will be presenting the first phase of targeted improvements for the Big Park, focusing on the landscaping and surfaces surrounding the playground and athletic areas. They are proposing to pay for this improvement by utilizing some of the accrued Parks budget. The use of the accrued funds requires a vote of the leaseholders. Therefor an electronic and paper ballot vote will be conducted following the Special Meeting.

We are excited by this initial step to improve our Parks and look forward to future suggestions and support to continue improving one of the most valuable assets of Assembly Park!

And we are excited for the 125th Anniversary Celebrations!

Plans for the 125th Anniversary of the Park

Greetings AP Friends and Neighbors!

Spring is just around the corner, and Summer will be here before you know it!! (10 Saturdays until the boat goes in!)

The Assembly Park Auxiliary has exciting plans for the 125th Anniversary of the Park! The 125th Theme will kick off at the Annual meeting in June and go throughout the season. We will wrap up with a weekend-long celebration at Arbor day, Beginning with a Golf outing and Pig Roast on Friday night, a Silent Auction and Raffles on Saturday, as well as Games, Food and Entertainment!

We will start collecting Silent Auction Items soon!

Lots of other activities have been planned for the Summer, and we will be reaching out for help with some of them. It takes a Village, or rather a Park, to ensure that a good time is had by all, so watch for Volunteer lists coming soon.

We have a beautiful 125th anniversary "Family Name" design for some of our Swag this year. (Look for a Pre-Order coming soon)

We are also holding a "Design Contest" for additional t-shirt designs. Be sure to send your entries to jeannie.lamarre@kw.com by March 15.

We will be taking pre-orders and will have the items available at the Annual meeting in June for pickup. (We will have a few for sale on that day, but pre-orders will guarantee size and color) Design winners will get a FREE shirt!

The Auxiliary will have poster boards available at the Annual meeting for anyone who would like to put together a collage of "throwback" photos. So, start digging out all those old beloved memories! Posters can be displayed in the hall for all to enjoy the memories on Labor Day through Arbor Day.

Here is a peek at the calendar of events. We may be adding more music in the Gazebo or Hall, and movie nights in the park. Watch for those dates to be added. The calendar is also posted on the Assembly Park website.

The Auxiliary is excited and looking forward to seeing our park friends soon, and a fun summer filled with friends, and making great memories.

June 24 - Pizza at the Farm Meet up-Starts at 4pm

July 1- Golf Cart Parade-O'Brien's house.
Hot dogs-Music by Jeff and Kurt in the Gazebo after the parade.
July 16 - Lunch at Turtle Lake Meet up.
July 22 - Cardboard Boat Regatta-Cheeseburger in Paradise, Elvis in the Hall 6-9

Aug 12 - Downtown Delavan Meet up.
Aug 26 - Flyin' Bags Tournament

Sept 3 - Labor Day, Pancake Breakfast
Sept 15 - Golf Tournament /Pig Roast

Ice Storm
February 22nd, 2023

Dear Friends and Neighbors,

Rob has informed us of an impending ice storm in Delavan (on 2/22/23). The schools have already been closed. If you are traveling to the lake please be advised to avoid using the Assembly Lane entrance.

Rob will pretreat it but once ice starts building up it will be hard, and dangerous, to get the truck down North Shore if the township hasn’t salted.

DLA - Arbor Day Bags Tournament

The Wohlberg family is proud to host the annual bags tournament during Arbor Day.

To facilitate the setup of the tournament teams are encouraged to pre-register. There is only room for 32 teams.

Cost is $40 per team. Half of the proceeds will go to the winning team and half will go back to supporting Assembly Park.

Check In and Payment: 10:15 am to 10:45 am in the Big Park

Tournament Starts: 11:00 am

DLA - Arbor Day Wine Pull - Donation Request

On Saturday, September 17th, the DLA will host Arbor Day 2022!

In addition to featuring a day of food, drinks, fun and live entertainment, we will be introducing something new, The Arbor Day Wine Pull!

We would like you to join us not only as a guest, but also as a contributor to the event! It’s our hope that you’ll consider making a contribution to the Wine Pull.

The Wine Pull Description

This is a fixed price game of chance where guests can purchase a ‘Pull’ from our table of wrapped wines. Upon purchase, the guest will be given a bottle of their own choosing! Bottles will range in value from $20. to $50.

Wine Donation Request

We are asking our friends in the business of beverage, families and all supporters to help us build up a variety of wines for this event. If you have a particular wine you’d like to donate or if you would like to give us a financial contribution to account for a bottle, we would be grateful to accept either.

Mae and Rob Mohr have graciously offered their home as a drop off point for donations! If possible please drop off the donations by Friday, September 16th.
