DLA - Kids Halloween Party and Scavenger Hunt

Friends and Neighbors:
The Spooky Team is planning on the trick or treaters to hang together for the Halloween festivities. After trick or treating the kids will continue on to the yard behind Cordova/Pavich\LaMarre. Instructions for the Scavenger Hunt will be provided. It will be a fun time. There will be 14 places for the kids to locate. To show they have found the correct place, we will have skeleton pieces for them to retrieve.
If you should suddenly find “body parts” near your house don’t worry. You are just one of the lucky 24 destinations.

DLA - Arbor Day

Folks:
The weather is going to be perfect. Come out and celebrate the end of summer at Arbor Day!
Please remember the Park will be very crowded and there will be a lot of small children so, please use extra caution when driving your car and golf cart. Also, Wall street between the Hall and the Big Park is closed because of the Arbor Day tent. So, please use the appropriate entrance when entering or leaving the Park.

DLA - Arbor Day Bags Tournament

The Wohlberg family is proud to host the annual bags tournament during Arbor Day.

To facilitate the setup of the tournament teams are encouraged to pre-register. There is only room for 32 teams.

Cost is $40 per team. Half of the proceeds will go to the winning team and half will go back to supporting Assembly Park.

Check In and Payment: 10:15 am to 10:45 am in the Big Park

DLA - Arbor Day Wine Pull - Donation Request

On Saturday, September 17th, the DLA will host Arbor Day 2022!

In addition to featuring a day of food, drinks, fun and live entertainment, we will be introducing something new, The Arbor Day Wine Pull!

We would like you to join us not only as a guest, but also as a contributor to the event! It’s our hope that you’ll consider making a contribution to the Wine Pull.

The Wine Pull Description

This is a fixed price game of chance where guests can purchase a ‘Pull’ from our table of wrapped wines. Upon purchase, the guest will be given a bottle of their own choosing! Bottles will range in value from $20. to $50.

Wine Donation Request

We are asking our friends in the business of beverage, families and all supporters to help us build up a variety of wines for this event. If you have a particular wine you’d like to donate or if you would like to give us a financial contribution to account for a bottle, we would be grateful to accept either.

Mae and Rob Mohr have graciously offered their home as a drop off point for donations! If possible please drop off the donations by Friday, September 16th.

DLA - Lake Lawn Cocktail Cruise and Fundraiser

  • Annual Assessments are due on 8/1 – Assessment Invoices were emailed out on 6/13. If you are having problems finding your assessment invoice please contact gselep618@comcast.net
  • Building Height Survey – The survey email was sent on 7/16 to all primary leaseholders and will remain open until 8/3. Your input is important so please respond if you have not already done so. News:
  • A number of neighborhoods along North Shore have been hit by vandals, including ours. They have taken or destroyed entrance way signs and removed stop signs. We have contacted both the police and the other neighborhoods. We have also temporarily taken down our remaining entrance way signs. Please keep an eye out.

DLA July 4th Weekend Summary – The Good / The Bad / The Upcoming

It was a busy July 4th weekend for Assembly Park. Here are some highlights:

The Good:
  • We had no firework incidents. Thank You!
  • The Bike and Golf Cart parades were a huge success. A big THANK YOU to the O’Brien Family!
  • Live Music in the Park by Kurt and Jeff. Always a great time
  • Fr. Wayne Watts held mass in the Park
  • We have received the Lake Lawn discount cards – Thank you to Arlene Frank and Marcia Selep
  • I will put one in everyone’s AP mailbox. The remainder will be in the DLA Board box on the front porch at 1619 Lincoln
The Bad:
  • Our lower entrance had some incidents
  • The stop sign got run over–Already fixed
  • The Dog Patch and Winters Park signs have been abducted.
  • Forensic evidence points to the signs leaving the Park
  • We are reviewing satellite images
  • Any information as to the whereabouts of our signs would be greatly appreciated.
  • Delavan Lake is still under a blue/green algae alert. Hopefully the rain this week helps
  • If you swim in the lake, it is important that you rinse with fresh water. There is a freshwater shower at our beach

Some important messages:

Zero Tolerance for Fireworks of any kind: As we approach the July 4th holiday, please remember fireworks are strictly prohibited in the Park. Please note that, in addition to more obvious fireworks, this ban includes seemingly harmless sparklers, snakes and smoke bombs. The fine for violating the no fireworks rule is 2x the annual assessment ($1988) and there will be no warnings issued. You will be fined. If you have guests or renters using your property, please make sure they are aware of all the rules and regulations. Any penalty will be assessed to the leaseholder. Please help us keep the Park safe.

Annual Assessment: Several of you have asked when they will receive the annual assessment? With the budget approved the annual assessment will be mailed out this week. Please look for an email from Kimberly Kemp (kkempaccounting@yahoo.com). Assessments are due Monday August 1, 2022

Blue Algae: Several lakes in the area have reported blue / green algae blooms. The algae is toxic and should be avoided. Swimmers should rinse with fresh water after leaving the lake. We do have a freshwater shower at the beach.

Street Sweeping update: Four Seasons swept our streets last week. They had to empty the truck twice and took 10 cubic yards of debris off the streets! Unfortunately, we did not remove as much grass growing thru the cracks up as we had hoped. We are still looking at solutions for the grass problem.

No Construction period: We are entering the No Construction Period in the Park. From July 1st through Labor Day no construction or remodeling of any structure or dwelling is allowed except for approved emergency repairs or minor repairs to piers. No hammering, drilling, sawing, or loud construction noise of any kind is allowed. (except for normal mowing of lawns, power washing, general maintenance, and approved emergency repairs).

Live Music in the Park @ 1:30 p.m. to 4 p.m. – Direct from their sold-out performance last Saturday at the Delavan Lake Store. Please join us for live music in the Gazabo after the Golf Cart parade featuring Jeff and Kurt.

As with any weekend in the Park but especially on a holiday weekend the Park will be very crowded. Please be careful when driving your car and golf cart in the Park.

It was a beautiful Father’s Day weekend in the Park. We hope all the fathers had a great day. Here are a couple of important announcements and some Park updates:

Street Sweeping - We are scheduled to do the initial road maintenance street sweeping tomorrow, Tuesday 6/21. This will be an all-day effort. Please help us by making your best effort to park your cars off the street.

Fireworks – As we approach the July 4th holiday please remember fireworks are strictly prohibited in the Park. We have defined fireworks as “any combustible material combined with ignition.” This makes seemingly harmless sparklers and snakes a firework. With the hot and dry weather the potential for fire is increased. We want everyone to be safe. Thank You!

Voting – The Annual Meeting ballot voting is underway. So far we have 86 people who have voted electronically and 5 paper ballots. Voting is open thru Friday 6/24. Votes will be counted by the election committee on Saturday morning 6/25 and the results announced later that day.

Water Trampoline – The water trampoline was put at the beach on Sunday. As you can tell from the attached photo it is already a big hit and a great addition to the Park! And it was done by the “Kids of the Park” in 8 days. I think the future of the Park will be in good hands. GREAT JOB

Well, summer is finally here! It was great to see so many familiar faces back at Assembly Park for a beautiful Memorial Day Weekend!

With the return of summer weather and crowds, here are two very important reminders to keep in mind to make everyone’s stay fun and safe:

Golf Carts: We have 102 golf carts in Assembly Park. Combine that with the number of cars and you can see how crowded our 2.5 miles of roads are. Use good judgment when operating your golf cart. Please stay off the grass and park areas and watch for children. Parents if you let your children drive your golf cart remember you are still responsible and only licensed drivers are permitted to drive golf carts in the Park. The last thing we want is an accident involving a child. So, please be careful

Fire Pits: Last year we relaxed the ban on fire pits and allowed propane only fire tables. Wood burning and open flame “tiki torches” are not allowed. Any open fire pit or BBQ must be attended at all times. Please use good judgement especially during windy and dry times as a spark can travel a long way and do a lot of damage.

Construction - Steps to beware of

Dear Friends,

With the weather improving we have a lot of construction going on in the Park. Please be aware that if you are doing the work yourself you do not need Board approval. If you are using a contractor, you must complete a construction speaker request, provide proof of insurance for you contractor, and get board approval prior to starting work. To help you get work done prior to the July 1 no construction period Jim Ignoffo, the lead for our Construction and Architecture Committee, will help you expedite the approval process. You will not have to wait for a monthly meeting.

DLA Construction Issue
Update - 1504 Lincoln

April 21, 2022

Dear Friends,

It was great to see that the Easter Bunny made his way up to Assembly Park last weekend! Not to be outdone, Old Man Winter also visited with what we hope was the last blast of snow. Days are getting longer and soon it will be summer at the lake!

There is a construction issue that recently came up that the Board would like to address with all leaseholders so that there is no miscommunication regarding the situation. Last fall, the Board approved the tear-down and new construction at 1504 Lincoln Ave. Additionally, plans were approved by both the Town of Delavan and Walworth County. In digging the foundation, the general contractor became concerned that the planned location of the foundation would cause the adjacent neighbor's driveway to collapse. To protect the neighbor’s property, he moved the foundation two feet to the South from the approved location. The foundation was dug, and was poured in the new location. This was done without notification to the Board, Town, or County by either the leaseholder or construction manager.

The Board only became aware of this situation when we, along with the neighbors adjoining the property, were provided with notice that the County was considering a request for a new variance to allow the foundation to be kept in the new location. Board Member Jim Ignoffo attended the meeting this week on behalf of the Park. At the hearing, the general contractor addressed the rationale regarding the new location of the structure. He also shared that, to address the closer proximity of the structure to Lincoln Ave., the proposed stairs were reduced in width, so as to maintain the same distance from Lincoln Ave. as originally planned. The new location of the foundation and plans were approved by the County.

As a Board, we met to discuss how to address this situation. A structure was approved by the Architectural Committee and the Board. Construction has begun, with the foundation poured and in place. The general contractor made an onsite decision that he felt was in the best interest of the adjacent neighbor, and moved the foundation by two feet. On inspection, the County became aware of the change, held a hearing, and approved the new location of the structure on the property.

We discussed several options, including delaying construction until the issue can be presented at the next Board Meeting. However, we became more concerned about the impact the incomplete structure would have regarding safety and appearance in the Park. We were also all in agreement that, had the leaseholder requested our approval to the new location and had the same been approved by the County in advance, we would have approved it also. In light of this, we felt it best to allow the project to continue, on the new, County approved location without further delay.

We are sure that this issue will cause some mixed feelings from the community, as it has with the members of the Board. The lack of communication regarding a significant change to an approved project, and the miscommunication it has caused is concerning. While the general contractor has assumed blame for the issue, it is important that all leaseholders know that the responsibility on any project is theirs. Please know that the Board is here to assist you through the challenges of such projects, and know that it can be difficult for leaseholders to manage such issues from a distance.

At the end of the day, the approved project will be a welcome new addition to our community and the owners already are valued members of Assembly Park. Going forward, we encourage all leaseholders to carefully review the approved rules and by-laws, and please reach out at any time for our assistance.
